We are located on a rural country lane with easy access by car and ample parking spaces

SatNav will take you to the middle of the post code at the farm shop we are ¼ up the main road

The nearest town is Lewes 15 minutes drive away with country pubs 2 miles in either direction.

The nearest bus is 1 mile away

The nearest railway station is Cooksbridge (Mon-Fri) 2.4 miles (6 mins) or Lewes 5.5 miles (12 mins).

Arrivals and Departure

Check-in is between 15.00 - 21.00. Please inform us by phone if you are arriving after 19.00 so we can ensure that someone is here to welcome you. We are unable to accept check in after 21.00.

Guests are asked to vacate their rooms by 10.30 on the day of departure.

We can provide help with luggage.

 

Car Parking and Accessibility

The driveway is relatively level but is made of stone chipping and is therefore un-even, cars can be parked next to the front door unto hard standing. For those who can manage the un-even ground and a few steps here and there they will be able to enjoy the garden views and wildlife.

 

Main Entrance

Access to the house is via a 20cm gap across the door threshold and over the raised door mat (5cm). The front door is 86cm wide and has a door bell.

 

Guest Accommodation / Public Areas Inside The Building

Our Copse bedroom is on the ground floor next to the front door, you can walk around the bed. It has an en-suite bathroom incorporating a 'wet-room' style shower which has a tiled floor providing easy walk-in access. The floor is flat throughout the rooms.

 

The ground floor of the building is flat so there is easy access to the Breakfast/Dining Room. Chairs in the dining room are free-standing and do not have arms. A chair with arms is available on request.

 

At the end of the hall you can find the stairs to the first floor guest bedrooms. There are 3 steps x 19cm high to climb to a flat landing area this section does not have a handrail, from here there are 12 steps x 19cm high with a handrail to the first floor.

 

We do not have a lift or wheelchair ramps on the premises.

 

Two further guest bedrooms can be found on the first floor with their own en-suites. These are spacious rooms with easy access to all areas including comfortable chairs and sliding wardrobe doors. The bedroom floors are flat made of oak floor boards and the en-suites have tiled floors with walk in showers.

 

Bedroom lighting is of different levels, controllable by the Guest.

 

Plug-in night-lights are available on request.

 

Corridors and staircases are well lit with emergency lighting to the first floor landing.

 

Fire alarms are audio only. A torch is provided in each room for emergencies.

 

Gardens /Woodland/ First Floor Sun Terrace

Guests are welcome to use the garden and walk in our 6 acre wood or use the first floor roof terrace. This is at their own risk, and the owners shall not be liable for any damage to personal property or for injury. Children must be supervised at all times.

 

There is ample permanent seating around the garden from which to enjoy the wildlife /peace and quiet.

Access to the ground floor garden terrace is via the patio doors with one step 20cm down to the stone paving slabs. If access is required onto the grass there are 2 steps downwards one is 18cm and one is 25cm high. The grass maybe uneven as it’s randomly inhabited by ant hills.

 

Access to the first floor roof terrace is via a door, a step up and over the threshold is required of 30 cm. Care should be taken not to lean on /straddle the balustrade - it is there for guest safety. Flat, soft soled shoes should be used on the fibreglass roof - high heels and kitten heels are NOT ALLOWED.

 

Access to the lower ground garden terrace from the roof terrace is via a spiral fire escape which has 14 steps of 20cm high.

 

Dietary Requirements

Most diets can be catered for please advise of all allergy intolerances 48hrs prior to arrival.

We cannot guarantee the absence of nuts or nut traces in ingredients used in our cooking.

Large print versions of the "Breakfast Menu", "Guest Information Pack", can be supplied on request.

 

Mobile Phone Coverage

Depending on network used this can be of poor signal quality depending on location within the building.
